What is Home Staging?

Home staging is preparing your home to appeal to potential buyers. The way someone lives in their home is different from the way someone needs to sell their home.  Most home owners see their home as a reflection of who they are.  They want to be comfortable and relaxed. They have memories and emotional attachments to the choices they have made for their homes.

Prospective buyers don’t want to live in someone else’s home.  They don’t want to see personal collections, clutter, laundry, or messes.  Home staging eliminates these negatives and highlights the positive features the home.  Though careful attention to detail and focus on design principles, we can create the home buyers are looking for.

National statistics show that staged homes sell 50% faster, with fewer price drops, and for 3% to 9% more money, than un-staged homes. Staging works!  In a hot market, staging a property can bring higher offers.  In slow market, home staging can be the difference between selling property and having it sit on the market with multiple price drops. This results in more money in our pocket. First, because you don’t have to lower your price, second by not having the continuing mortgage, insurance and utility costs of staying in the home. Your investment with me is always less that your first price drop.

The Prep Work

  1. Clean, clean, clean!!! I can not stress this enough. Homes that are not clean will send buyers the other way.
  2. De-cluttering: Removal of personal items including photos, awards etc.
  3. Neutralize:  Remove wallpaper. Consider wall color carefully. Neutral shades are best. Update light fixtures.  Edit furniture.

Staging

Home staging is a lot more than cleaning and removing clutter. Many people feel that when they have done the preparation steps that they have staged their homes. This is simply not the case.  This is where my knowledge and skill can bring you quick results. I will place the furniture and accessorize to show off all the great features of your home. Buyers want to see the space not your taste.
